Vice President (VP) of Estimating and Purchasing - Vice President, Pre-Construction - Owner | Developer

I am partnered with a national Owner, Developer and Property Management firm operating across 22 different cities throughout the US offering full cycle development, construction and management services. Since the company’s founding they have developed over $14 Billion in real estate, specializing within ground-up mid to high-rise mixed-use developments among others.
Your new role
They are looking for a (VP) Vice President to oversee all pre-construction including purchasing and procurement, based in their Northern NJ office. This individual will report directly to the CEO and will be responsible for the oversight of the local Estimating team, currently at 8, as they produce full cost estimates for mainly GMP contracts. This will be a hands-on role that will require the successful individual to actively bid for project work, utilizing a very good network of reliable subcontractors that can be leveraged in producing competitive cost estimates.
In this role you can expect to carry out the following:
- Capable of performing detailed quantity take-offs and organizing the quantities with unit pricing in production of an estimate across all trades including MEP's and structural.
- The ability to build a full conceptual cost estimate from architectural sketches/schematics.
- Experience in developing and implementing value engineering solutions to drive down project costs for the owner while maintaining a high level of construction quality.
- Ability to negotiate throughout the bidding process
- The ability to work in a fast-paced environment with multiple projects and aggressive deadlines.
- Exceptional problem-solving, organizational, and time management skills with a high level of attention to detail
- A team player with a positive attitude who can also work independently, is self-motivated and success-driven, yet able and willing to take direction.
What you'll need to succeed
To be successful in this role, you will have 12+ years’ experience with either a general contractor or developer in an Estimating /Pre-Construction capacity and have an understanding of all trades inclusive of all MEPS. You will demonstrate an understanding and knowledge of estimating processes and delivery methods, with prior experience of conducting solid conceptual estimates utilizing schematics whilst having experience of contract types and deal structures.
