You’ll be joining a nationally active real estate development and construction organization with a rapidly growing industrial platform. Your new role

As a Senior Industrial Estimator, you will be responsible for leading all pre-construction and estimating efforts for industrial development projects from early concept through GMP establishment and buyout. This is a highly collaborative, front‑end role that partners closely with development, capital markets, due diligence, and construction teams throughout the project lifecycle.
Key responsibilities include:
  • Developing feasibility, conceptual, and option budgets to support land acquisition and site pursuit efforts with limited design information
  • Producing conceptual estimates used in pro forma modeling to assess project viability across multiple U.S. markets
  • Forecasting, monitoring, and controlling project costs throughout design development
  • Advising on alternative design solutions and building systems to maintain budget alignment
  • Supporting project buyout by developing scopes, bid packages, analyzing proposals, and negotiating with subcontractors
  • Establishing guaranteed maximum price (GMP) budgets for fast‑tracked industrial projects
  • Creating and maintaining scopes of work and estimating templates for trade packages
  • Assembling and issuing RFP packages to third‑party general contractors and leveling proposals against internal budgets
  • Building and maintaining subcontractor relationships and regional databases in target markets


What you'll need to succeed

  • Minimum of 8+ years of construction industry experience, with a strong focus on industrial projects
  • Proven background in pre-construction and estimating, including conceptual estimating
  • Experience working closely with development and project teams during early design phases
  • Strong understanding of cost drivers, subcontractor scopes, and fast‑track project delivery
  • Ability to work across multiple markets and manage complex, large‑scale project budgets
  • Project Management experience is a plus, but estimating experience is required.
