Senior Controller Opportunity Available in Midtown Manhattan! Full-time In-Office for a Class A Building!

We are looking for an experienced Senior Property Controller to lead and oversee the accounting operations for a fast-paced real estate organization. This role involves managing financial reporting, ensuring compliance, and supporting multiple aspects of property operations. The position is full-time, based in Manhattan.


Key Responsibilities:


Financial Management & Reporting

  • Oversee the accounting function by establishing and maintaining robust internal controls to ensure data accuracy and integrity.
  • Ensure financial reporting meets regulatory standards, partnership obligations, lender requirements, and debt covenant compliance.
  • Prepare and review consolidated financial statements, reporting packages for investors and lenders, and documentation for capital distributions; lead regular reporting meetings.
  • Support year-end audits and work closely with external auditors to complete financial statements.
  • Develop and update annual budgets and periodic forecasts.
  • Review general ledger activity, process journal entries, calculate accruals, and maintain balance sheet schedules; approve adjustments, daily cash postings, rent rolls, and accounts payable classification.
  • Reconcile bank statements monthly, monitor cash positions, manage loan draws and distribution allocations, track security deposits and letters of credit, and ensure accurate and timely payment of management fees.
  • Analyze monthly income statements and balance sheets, oversee debt service payments and reserve tracking, and prepare supporting compliance reports.
  • Examine leases, operating agreements, loan documents, management contracts, and other agreements for accuracy and compliance.
  • Review funding and payment requests to ensure proper documentation, authorization, and adherence to internal procedures.
  • Prepare reconciliations for real estate taxes and CAM charges, and act as the primary contact for tax-related matters.
  • Compile year-end workpapers for tax filings and ensure compliance with sales and regulatory tax obligations; prepare 1099s annually.
  • Collaborate across departments to foster teamwork and efficient workflow.
  • Continuously evaluate and enhance accounting processes to improve efficiency and accuracy.


Qualifications:

  • Bachelor’s degree in Accounting, Finance, or related field.
  • 7+ years of progressive accounting experience, with at least 5 years in a property controller or equivalent role managing high-volume commercial or retail properties. Proven supervisory experience is required.
  • Minimum of 3 years working with property accounting systems (e.g., Yardi Voyager, Job Cost, Elevate).
  • Strong leadership skills with experience coaching, mentoring, and managing teams.
  • Excellent communication skills—clear, professional, and confident in interactions across all levels.
  • Strong analytical, problem-solving, and organizational abilities.
  • Solid understanding of US GAAP, FASB standards, and core accounting principles.
  • Advanced Excel skills and proficiency with Microsoft Office applications.
  • Ability to adapt quickly and manage multiple priorities in a fast-paced environment.
