Real Estate Controller oversees all accounting and financial for a privately held commercial real estate.

I've partnered with a privately held real estate investment firm operating in a lean, entrepreneurial environment with a nationwide portfolio of retail, industrial, and office properties. They are specialized in acquiring and repositioning underperforming commercial assets. Our approach combines strategic oversight with hands-on management, partnering with third-party property managers while maintaining internal control over accounting, financial reporting, operations, and asset performance.


Your new role

The Real Estate Accounting Manager (or Controller) will work closely with the firm’s principals to ensure accurate and consistent financial reporting across the portfolio. This role blends technical accounting expertise with strategic responsibilities, including oversight of property-level operations, asset management, lender compliance, and debt financing.

  • Manage monthly close processes across multiple entities and maintain accurate general ledgers for property LLCs.
  • Oversee treasury functions, including cash management, reserve accounts, and distribution timing.
  • Reconcile bank accounts, credit cards, and escrow accounts (including TI/LC/reserves).
  • Supervise AP/AR and coordinate with third-party property managers on rent collections and expenses.
  • Prepare monthly financial reporting packages by property, including cash flow summaries and budget variance reports.
  • Perform annual CAM/NNN reconciliations for multi-tenant properties.
  • Coordinate and manage quarterly lender reporting packages, including covenant compliance and other debt-related requirements.
  • Oversee debt financing activities, including securing loans, managing compliance, and handling refinances.
  • Support principals with accurate, timely reporting and financial visibility.
  • Recommend process improvements and optimize accounting systems (AppFolio preferred).
  • Coordinate with external CPA for tax preparation and annual returns across multiple entities.
  • Manage property tax payments and insurance renewals.
  • Maintain and optimize the chart of accounts and accounting system.
  • Act as liaison between accounting and property management to ensure accurate financial data sharing.
  • Maintain audit-ready documentation and general ledger integrity.
  • Oversee asset management functions, including hiring property managers, training team members, conducting site inspections, and managing vendor relationships.


What you'll need to succeed

  • Minimum 3 years of accounting experience in commercial real estate; strong preference for office and retail property experience.
  • CAM/NNN reconciliation experience is mandatory.
  • Prior exposure to lender reporting and debt compliance preferred.
  • Highly detail-oriented, organized, and accountable.
  • Strong communication skills for working with principals and property managers.
  • Experience preparing financial reporting packages and maintaining audit-ready documentation.
  • Bachelor’s degree in Accounting, Finance, or related field required.
  • AppFolio experience preferred but not required.
  • Ability to thrive in a small, quiet office and work well in a close-knit team environment.
