Hays has partnered with a leading real estate developer to find a Property Manager for their brand-new, high-profile mixed-use development in
Santa Monica, CA. Just blocks from the beach, this property blends modern residences, curated retail, and community-focused design. This is a rare chance to lead a luxury property from the ground up and help shape its identity.

Your new role

  • Oversee daily operations of a luxury residential building, ensuring top-tier service and smooth performance.
  • Lead and support a team of on-site staff, creating a positive and high-performing work environment.
  • Build strong relationships with residents, respond to concerns, and deliver a five-star living experience.
  • Manage budgets, financial reporting, and capital planning to meet performance goals.
  • Ensure compliance with policies, procedures, and local regulations.
  • Coordinate with vendors and contractors for maintenance, security, and amenity services.
  • Work closely with leasing and marketing teams to support brand and occupancy goals.
  • Use property management software to track leases, resident requests, and financials.

What you'll need to succeed

  • 3–5 years of property management experience, including leadership in a lease-up or luxury setting.
  • Bachelor’s degree or equivalent experience.
  • Strong communication and customer service skills.
  • Experience managing budgets and vendor contracts.
  • Comfortable using property management software (e.g., Yardi, RealPage, Entrata).
  • Organized, proactive, and able to multitask in a fast-paced environment.
  • CAM or CPM certification is a plus.
