Pre-construction Manager/Senior Estimator for NYC Based Owner/Developer With In-house Construction Team

Your New Company
My client is a New York City based developer with an in-house construction management and real estate brokerage team operating across the 5 boroughs. They provide expertise in large out of the ground residential buildings, including affordable housing. They are also known for developing commercial spaces for culturally impactful, local brands. Offering those brands retail and office space to expand and/or start-up in the NYC market.

Your New Role & Responsibilities
• Organize, direct and manage an existing team of 3 estimators, including two virtually.
• Manage the estimating and procurement processes for new and existing projects
• Coordination with the project management team, lead pre-construction cost planning including the development of conceptual, schematic and guaranteed maximum price “GMP” and Lump Sum cost estimates. Provide value engineering (VE) analysis as an integral part of establishing project control budgets;
• Organize and manage a centralized cost estimating database and a formal process to support cost estimating to ensure historical data is utilized;
• Evaluate all aspects of an estimate including insurance, bonding, and general conditions;
• Manage trade buy-out procedures including bid list creation, scope leveling and contract negotiation. Strong scope writing and bid leveling skills across all trades are required;
• The ability to prepare and manage pre-construction schedules and preliminary construction schedules is a plus.

What You’ll Need to Succeed
• Bachelor’s degree in architecture, construction management, engineering or equal;
• Minimum 10+ years direct experience in a development and/or construction management firm. New York City affordable housing development experience is preferred.
• Ability to maintain client relationships, including running client meetings
• Competent with PC-based estimating, scheduling and spreadsheet applications. These include: Planswift, CostX, and MS Excel.
