Are you a seasoned maintenance leader with a passion for excellence and a track record of launching new residential communities?

We’re partnering with a nationally recognized real estate group to find a Service Manager for a brand-new, high-end residential development in the heart of Santa Monica.

This is a rare opportunity to join a luxury community before it opens—you’ll play a pivotal role in shaping the maintenance operations from the ground up.

What You’ll Be Doing

  • Leading a team of 3 Maintenance Technicians and 4 Porters in a 280-unit luxury property
  • Overseeing all building systems including HVAC, plumbing, electrical, and building automation
  • Implementing preventative maintenance programs and ensuring safety compliance
  • Managing unit turns, service requests, and vendor coordination
  • Collaborating closely with property leadership to ensure a seamless resident experience
  • Playing a key role in the pre-opening phase and ongoing operations of a brand-new development

What We’re Looking For

  • Proven experience opening new residential buildings – this is a must
  • 5+ years in a leadership role within property maintenance
  • Strong knowledge of Class A luxury communities (250+ units)
  • Hands-on expertise in HVAC, electrical, plumbing, and building systems
  • EPA or HVAC certification required
  • Proficiency with Building Management Systems (BMS)
  • Excellent organizational and team leadership skills
  • Willingness to participate in an on-call rotation
