Position Overview:
- Searching for a personable, motivated, and entrepreneurial Leasing Agent for a commercial Class A office building in North Dallas, TX. This person will play a vital role in the leasing and management of the building itself. They will be responsible for maintaining tenant relationships, attracting prospective tenants, negotiating lease agreements, and contributing to the overall success of the property's occupancy and revenue targets.
Key Responsibilities:
- Tenant Relationship Management: Foster and maintain strong relationships with existing tenants by addressing their concerns, needs, and inquiries promptly and professionally. Act as a reliable point of contact and liaison between tenants and property management.
- Prospective Tenant Engagement: Execute effective leasing strategies to attract and secure new tenants. Conduct property tours, highlight features and amenities, and present the value proposition of the Class A office space to potential clients.
- Lease Negotiations: Collaborate with prospective tenants to negotiate lease terms, rental rates, and other lease-related terms. Ensure agreements align with company policies and market standards while maximizing revenue potential.
- Market Research: Stay informed about the local commercial real estate market trends, competitor properties, and tenant preferences. Use this information to enhance leasing strategies and maintain a competitive edge.
- Marketing and Promotion: Work closely with the marketing team to develop and implement innovative marketing campaigns and strategies to promote the property to potential tenants. Leverage online platforms, print media, and networking events to enhance the property's visibility.
- Lease Documentation: Prepare accurate and comprehensive lease documents, ensuring all legal and financial details are correct and compliant. Coordinate with legal counsel when necessary.
- Administrative Tasks: Maintain accurate records of leasing activities, tenant interactions, and leasing pipeline updates using property management software. Provide regular reports and updates to management on leasing progress.
- Collaboration: Collaborate with property management, maintenance, and facilities teams to ensure a seamless tenant experience, resolve issues, and maintain the property's pristine condition.
- Financial Performance: Work closely with the financial team to ensure accurate and timely rent collection, monitor occupancy rates, and contribute to the achievement of revenue targets.
Qualifications:
- Active Texas Real Estate license is a requirement.
- Minimum two years of experience in leasing Commercial properties.
- Bachelor’s degree in business, Real Estate, Marketing, or a related field (preferred but not required).
- Proven experience in commercial real estate leasing within Class A office buildings, although a background in retail and industrial assets will be considered.
- Strong understanding of commercial leasing practices, lease structures, and legal aspects.
- Excellent negotiation and communication skills.
- Proficiency in property management software and Microsoft Office Suite.
- Highly organized with exceptional attention to detail.
- Ability to work both independently and collaboratively in a fast-paced environment.
