Lead Estimator (Multifamily) - Baltimore - $120,000 + benefits

Your new role

  • Leading the preparation of accurate, complete, and competitive bid packages for multifamily projects ranging from $30M to $100M
  • Reviewing and finalizing Pre-Bid RFIs to ensure clarity and alignment with project scope
  • Overseeing subcontractor and supplier solicitation to secure competitive pricing and qualified participation
  • Performing detailed quantity take-offs and cost analysis for multifamily developments
  • Managing bid strategy, scope coverage, and risk assessment throughout the preconstruction phase

What you'll need to succeed

  • Minimum of 5+ years of estimating experience, preferably within the multifamily construction sector
  • Proven track record of leading and supporting bids for multifamily projects valued at $25+ million
  • Deep understanding of multifamily building systems, construction sequencing, and market cost trends
  • Experience performing detailed quantity take-offs, scope analysis, and subcontractor coverage for large-scale residential developments
  • Familiarity with preconstruction workflows including bid strategy, risk assessment, and value engineering for multifamily projects
  • Proficiency in industry-standard estimating tools such as On-Screen Takeoff, Bluebeam, and BuildingConnected
  • Strong communication and collaboration skills to interface with design teams, subcontractors, and internal stakeholders throughout the bid process
  • Ability to manage multiple complex bids simultaneously while meeting tight deadlines and maintaining accuracy
