Your new company
I am working with a full-service GC/CM specializing in ground-up multifamily construction across the 5 boroughs. They are affiliated with a multifamily residential developer who are responsible for over $2Bn worth of NYC real estate which equates to 70% of this firm’s workload. In addition, they are an accredited NYCHA contractor and are currently building for 3rd party clients throughout the commercial retail and hospitality sectors.
Having been in business for the last 40 years this firm is in an optimal position with over a billion dollars in the pipeline project wise as it stands today. Having two construction divisions, one focusing on new construction and the other consisting of NYCHA work, along with gut-renovations and rehabilitation, sometimes even occupied renovations of the affiliated developer’s property portfolio. Ultimately this firm is not running out of work anytime soon.
With an average project value of $65M, actively working across 5/8 projects at any one time and construction cycles ranging from 21 to 32 months.
Your new role
They are looking for an Estimating / Pre-Construction Director to oversee both construction divisions managing the entire pre-construction process, whilst also providing strategic insight on market conditions as this firm continues to grow. This will be a hands-on role that will require the successful individual to actively bid across a variety of contract types, whilst managing a staff of 6 with a very good network of reliable subcontractors that can be leveraged in producing competitive cost estimates.
What you'll need to succeed
To be successful in this position you will have at a minimum of 10+ years’ experience in an Estimating capacity, having successfully bid low-income multifamily mixed-use developments across the tri-state area. Bidding NYCHA project work is also a plus, and having management experience would also be an added benefit.
