Property Supervisor, you will take full operational and financial responsibility for the commercial portfolio.

Hays is partnering with a fast‑growing property management organization operating throughout Southern California. The company manages a diverse portfolio of residential and commercial assets and is actively expanding its Commercial Division. The environment is fast‑paced, high‑accountability, and designed for leaders who take ownership and execute with excellence.

Your new role

As the Commercial Property Manager, you will take full operational and financial responsibility for a 500,000+ sq ft portfolio spanning retail, industrial, and mixed‑use properties. This is a visible leadership role—not administrative, not passive, and not for someone seeking a coordinator‑level position. You will serve as the strategic and operational driver of asset performance across the portfolio.
Key responsibilities include:
  • Complete oversight of day‑to‑day operations and financial outcomes across the portfolio
  • Direct communication with ownership groups and stakeholders
  • Preparation and management of CAM reconciliations, annual budgets, and financial forecasting
  • Enforcing leases, regulatory compliance, and governing documents
  • Managing invoicing, rent collection, reporting, and financial processes within Yardi Voyager (Commercial)
  • Leading tenant relations, retention initiatives, and lease execution
  • Supervising capital projects, bidding processes, vendors, and contractors
  • Conducting regular property inspections across Los Angeles & Orange County
  • Ensuring vacant suites are market‑ready and monitoring operational conditions
  • Supporting leasing strategy through tenant mix evaluation and vacancy‑reduction efforts
  • Approving project‑level invoices and providing updates during ownership calls

What you'll need to succeed

  • 5+ years of experience in commercial property management (retail + industrial required)
  • Strong command of CAM reconciliations and lease administration
  • Experience managing teams, vendors, contractors, and multiple assets
  • Proficiency with Yardi Voyager (Commercial)
  • Ability to influence leasing outcomes and support tenant mix strategy
  • Strong financial acumen, forecasting, budgeting, and reporting
  • Comfort operating in a fast‑moving, high‑expectation environment
  • Willingness to travel across LA & OC
