Associate Director of Leasing | Commercial Office | Washington DC

Hays have partnered with a successful DC-based owner operator, who are seeking an Associate Director of Leasing to join their team. The role will support leasing activities across a diverse commercial portfolio throughout Washington DC and the surrounding Virginia and Maryland suburbs.

The Associate Director will work closely with the Director of Leasing and collaborate with asset management, landlord and tenant brokers, and other internal stakeholders to drive leasing performance and portfolio value.


Your new role

  • Partner with the Director of Leasing to execute leasing strategies across the regional portfolio.
  • Actively manage and track leasing activity, including new leases, renewals, expansions, and terminations.
  • Proactively prospect for tenants, conduct property tours, and maintain active engagement with commercial tenants.
  • Collaborate with asset management and marketing teams to develop and execute property-specific leasing strategies and marketing materials.
  • Work with architects and space planners to create test fits and leasing plans that support tenant requirements and maximize asset value.
  • Develop and track annual leasing budgets for each asset, including projections for absorption, rental rates, and tenant improvements
  • Prepare and present leasing updates, market analyses, and deal recommendations to senior leadership.
  • Monitor local market trends and conditions, providing strategic recommendations to ownership and asset management to inform business plans.
  • Support the development of marketing materials, tour strategies, and broker engagement initiatives.
  • Oversee lease negotiations and documentation, including review and approval of lease drafts; prepare lease abstracts summarizing key terms.

What you'll need to succeed

  • Bachelor’s degree in Real Estate, Finance, Business, or related field; advanced degree or certifications a plus.
  • Real Estate Salesperson or Broker licenses in DC and Virginia is required, with ability to obtain license in Maryland in the future.
  • 5+ years of experience in commercial office leasing or brokerage.
  • Strong understanding of lease structures, deal negotiation, and market dynamics of the region.
  • Excellent communication and relationship-building skills.
  • Highly organized, detail-oriented, and able to manage multiple priorities.
