Hays has partnered with a top-tier real estate developer to find a Service Manager for a brand-new, luxury 283-unit residential community in Santa Monica, CA. This is a fantastic opportunity for a hands-on leader who’s passionate about maintenance excellence, team development, and delivering a high-quality living experience.

Your new role

  • Oversee all building systems including HVAC, plumbing, electrical, and automation.
  • Lead and mentor a team of maintenance technicians, supporting their growth and performance.
  • Coordinate maintenance schedules, unit turns, and on-call rotations.
  • Conduct regular safety inspections and ensure compliance with regulations.
  • Develop and manage a preventative maintenance program.
  • Support budgeting and cost control for the maintenance department.
  • Respond to resident maintenance requests with professionalism and care.
  • Work closely with property management to ensure smooth operations and resident satisfaction.

What you'll need to succeed

  • 5+ years of experience in property maintenance, including team leadership.
  • Experience in luxury communities with 250+ units and new developments.
  • Strong knowledge of HVAC, plumbing, electrical, and building systems.
  • EPA or HVAC certification required.
  • Proficient in BMS software and property maintenance tools.
  • Organized, reliable, and able to manage multiple tasks in a fast-paced setting.
  • Willingness to work on-call and flexible hours as needed.
