Senior /LEAD Estimator - Owner | Developer - Mixed-use Residential

Your new company

I am working with a real estate investor, developer, owner and operator specializing in affordable, mixed-income, and market-rate housing. They currently operate across 14 states, owning over 11,500 units, whilst having acquired, developed or preserved nearly 300 buildings since inception.

The office is broken into 3 divisions: Real Estate Management, Construction and Acquisitions. Their Construction division owns 99% of the process, getting involved as early as possible in the project. They are a young and driven firm with BIG plans coming into 2024. They are either looking for a Senior Estimator that would naturally grow into the Director role overseeing the department, or they are open to seeing candidates at a Chief or Director level currently.

Your new role

Your role as a Senior Estimator / Director of Estimating within their Construction division will include the pre-development of various projects architect and engineer selection, scope determination and analysis, budget review, quantity take-off’s, GC selection, scope leveling, in production of complete cost estimates to manage all aspects of cost throughout the project. You will then hand off to the Project Management team who will handle permitting, site planning, all buy-outs and procurement.

What you'll need to succeed

The ideal candidate will have a minimum of 10 years’ experience working within a pre-construction capacity having worked within a General Contracting competitive bid environment with exposure across all trades, including MEP’s, for a minimum of 3 of those years. Having worked with an Owner / Developer previously would be very advantageous. Having experience of bidding project work that includes out of the ground and renovations of mixed-use residential and affordable housing is a must. Being able to independently bid on projects valued at more than $35MM and knowledge of Estimating software, including On-screen take-off, Planswift is advantageous.
